A SHORT STORY ABOUT MANSO

Besides selling rooms and food, El Manso is a space for the expression of local culture and a hub for Nature / Community Travel in the Area of Guayaquil.

I am Riki Cevallos, founder of El Manso. I have decided to pass the torch of Manso to someone else, to leave the city and go out into nature.

Knowing the current socio political situation of the World, I have set a low selling price.

You are buying into a business opportunity that did not occur loses even during the time of the pandemic.

We are selling the brand, the know-how, the furniture and everything required to continue operating.

The building is not included. My commitment is to negociate a 2-year rental agreement on behalf of the new owner.

2021 - We begin this year with faith for a World more sensitive and loving.

THE BUSINESS

El Manso is a profitable business, with an Ebitda yearly profit in pre-pandemic 2019 was $37,195.

In November 2019 we re-acquired ZentroEco AgroEcological Restaurant. Not even during 2020 did the business report any loses (a tiny $298 profit but not losses!)

Manso's Ebitda Income of 2021 was $31,184. However, the second semester of 2021 was way more profitable, as travel patterns return to normal. If we consider the

$5,281 average monthly income of 2021 second semester, we could estimate that without any additional effort,  a 2022 Ebitda income of $52,000.

CALCULATING THE WORTH OF THE BUSINESS

Taking into account the situation of the world economy, we have established a Goodwill value of $100,000. That includes the brand, all furniture, fixtures and equipment, the know-how (all Manuals and Procedures), ready to continue operating.

Payback on the investment would be 2-3 years.

Manso's Mission Statement

We host travelers who want local Culture exposure and Nature, while seeking to see the Authentic Guayaquil.

Follows some research about what the experts have to say about investing in the Travel Industry in post pandemic times.

THE TRAVEL INDUSTRY IN PANDEMIC TIMES

A brief Analysis

Is it a good moment to invest in Travel?

According to Nasdaq, Marriott Hotels & Resorts recovered its stock value to 13% below pre-pandemic levels. Hilton recovered and surpassed its stock value to an all-time high. Shares of virtual travel agency Expedia.com have already returned to their pre-pandemic stock value. And Booking.com reached a new record high in December.

According to NYC-Based Consultants McKinsey & Company, "Occupancy in Luxury hotels fell to 15%, while among Economy hotels it fell to 40%. There will be a much faster recovery in Economy hotels than in Luxury hotels". Manso dropped from 70% (Average Occupancy, 2019) to 45% (2020).

What will happen with the Hotel Industry?

Unlike airlines or cruises, the hotel industry is making a quick recovery. This is visible considering the recovery of hotel stock prices.

That rebound in stock prices could be triggered by the current trend of buying hotel properties at low prices taking advantage of the sector crisis, with a view to more than recover the investment in 2022.

I recommend googleing "Hospitality + Industry + Stocks + Trends + Pandemic".
